Magnus Development gears up to break ground on next speculative development
Columbia, SC, September 28, 2020 – Colliers International | South Carolina’s Chuck Salley, SIOR, Dave Mathews, SIOR, Thomas Beard and John Peebles represented Magnus Development in the 150,000-square-foot lease for TreeHouse Foods at Midway Logistics IV, 828 Bistline Drive, West Columbia in Lexington County Industrial Park.
TreeHouse Foods needed a food-grade distribution facility to increase the supply chain output for their current pasta plant at 2000 American Italian Way in Columbia. Their need was urgent, and Magnus Development was able to respond with incredible speed and creativity to accomplish the timeline required to occupy this state-of-art food grade fulfillment center.
Treehouse is a leading manufacturer and distributor of private label packaged foods and beverages, offering natural and organic products. Treehouse operates a network of 40 production facilities throughout North America and Italy.
The lease brings the 200,000-square-foot speculative industrial development to full occupancy as Magnus Development pushes forward with a new speculative project in the queue for immediate construction.
“We are proud to deliver continued success for our clients at Magnus and to add TreeHouse Foods to a long list of regional and national companies doing business in the Lexington County Industrial Park, said Salley, Vice President & Director of Industrial Brokerage Team for Colliers’ office in Columbia. “The Columbia region is poised to support new developments coming out of the ground as the availability rate for industrial properties continues to shrink and tenant velocity increases.”
Magnus already has plans for their next development in the Lexington County Industrial Park, named Midway Logistics VI. This 192,780-square-foot Class A warehouse features a 32-foot clear height, high-capacity loading and enhanced trailer parking. “The building’s smart, energy-efficient design may be the most attractive Midway facility that Magnus has constructed thus far!” continued Salley.
