The property is fully leased to Shinsho American Corporation, a subsidiary of Kobe Steel, and sold for $4,100,000.

Through our exclusive listing process, we procured a dozen offers within the first week or two of marketing, mostly all cash, and ended up closing for almost half a million over our list price,” says Pearce Vogler, associate in the firm’s Charleston office. “Our access to the largest pool of qualified buyers on a national scale and aggressive, proactive marketing approach allowed us to secure the highest price and best possible terms for our client.”
Vogler, in addition to Ani Paulson, had the exclusive listing to market the property on behalf of the seller and procured the buyer.
The subject property is located at 75 Windham Boulevard in Aiken. Built in 1974, the industrial building totals 77,336 square feet and rests on 5.98 acres of land, with an adjacent lot of 4.43 acres in the Verenes Industrial Park. Shinsho American Corporation’s parent company, Kobe Steel, supplies steel to companies such as Toyota, Ford, General Motors, Nissan and Boeing.
